An estimate, not an offer. What a bank will actually lend depends on your income, existing commitments, the property or vehicle, and the rate you are approved for. Deposit minimums follow current UAE lending practice and change from time to time. Talk to us and we will give you real numbers from the banks we work with.

How much deposit will you need?

The Central Bank sets a ceiling on what a bank may lend against a home, and it depends on who is buying and what the property costs. UAE nationals can borrow more than residents, and everyone can borrow proportionally less once the price passes AED 5 million. Buying from outside the country is not covered by those rules at all, so each bank sets its own terms and usually asks for more up front.

The calculator starts you at the usual floor for each case. You can type a smaller deposit to see what it would do to the monthly figure, and it will tell you when you have gone below what most banks accept.

What the monthly figure does not include

This is principal and interest only. A real purchase also carries a Dubai Land Department transfer fee, mortgage registration, valuation and arrangement fees, and life and property insurance. We go through the full cost with you before you commit to anything.
